How It Works
See how your CPF and cash payments may change throughout your home loan.
01 — Start with your home loan
Enter your outstanding loan, interest rate and monthly instalment. Add each owner’s monthly CPF OA payment.
The calculator works out the regular cash portion.
02 — Add your CPF details
Enter each owner’s OA savings, monthly contributions and birth details.
Include any known payment changes or planned extra repayments. Add your remaining CPF housing allowance and the month it was checked, if known.
03 — Explore your mortgage journey
See your estimated cash payments, important changes and when your loan may be fully repaid.
Try different arrangements to see how your results change.
Helpful tip: Use the figures that applied at the beginning of your chosen projection. If you’re looking back at previous years, don’t use today’s balances as your historical starting balances.
Frequently Asked Questions
1. What can this calculator help me understand?
It shows how your CPF OA and cash payments may cover your HDB home loan over time.
You’ll see estimated payment changes, OA balances and when your mortgage may be fully repaid.
2. Will it tell me when I need to start paying cash?
When enough information is available, it estimates your cash payments.
If future CPF use is uncertain, it won’t guess how much cash you’ll need or when you must start paying it.
3. Why can’t some payments be estimated?
Sometimes the calculator can estimate your remaining loan, but not how much CPF or cash you can use.
This may happen because of missing CPF details, uncertain OA savings after 55 or housing-use conditions.
Your results explain what needs checking.
4. Can I use all my CPF OA savings for housing?
Not always.
Having money in OA doesn’t automatically mean you can use all of it for your home. CPF housing rules also apply.
5. Where can I check how much CPF I can still use?
Check your CPF Home ownership dashboard:
https://www.cpf.gov.sg/member/home-ownership
Look under “Amount allowed for this property” and identify how much more CPF you can use.
Don’t enter the total allowance or amount already used. If you’re unsure, leave this entry unanswered.
6. Does this calculator work out my CPF Valuation Limit or Withdrawal Limit?
No.
It may estimate when a remaining CPF housing allowance you’ve entered could be used up.
That date is only a planning estimate. It doesn’t confirm an official CPF limit or mean you must immediately start paying cash.
7. Can I continue using CPF after turning 55?
Possibly.
You may be able to use OA savings reserved for housing or new OA contributions, subject to CPF rules.
The calculator needs your housing-available OA amount and expected contributions. It doesn’t calculate these from your retirement savings.
8. Can I use this for an HDB or bank loan?
Yes. This version covers HDB flats bought directly from HDB or on the resale market, with an HDB or bank loan.
It doesn’t assess CPF use for private properties.
Enter any known changes to your interest rate or monthly instalment.
9. Can I change my payments or make an extra repayment?
Yes. You can explore changes to CPF payments, OA contributions, loan rates, instalments and supported extra repayments.
Changing the CPF/cash split alone doesn’t reduce mortgage interest.
An extra repayment may reduce your outstanding loan, provided its funding and lender acceptance are established.
10. Can I use it to check past payments?
Yes. You can start your projection in an earlier month and add changes that happened afterward.
But the calculator doesn’t retrieve your actual CPF or loan transactions or automatically recreate past policy rules.
Methodology & Assumptions
Understand how your estimate works and what it cannot confirm.
Your home loan
We use your loan balance, interest rate, instalment and supported extra repayments to estimate your remaining mortgage month by month.
The estimated payoff assumes scheduled payments are made. It doesn’t guarantee that sufficient CPF or cash will be available.
Your CPF OA savings
We estimate how your OA savings may change using your starting balance, contributions, regular housing payments and a fixed 2.5% annual base interest rate.
Extra CPF interest isn’t included. Actual balances may differ.
CPF and cash payments
We consider each owner’s intended CPF payment separately.
Where enough information is available, the calculator estimates the CPF and cash portions of your monthly instalment.
Using CPF for your home
Two things matter: how much money you have in OA and how much CPF you’re allowed to use for the property.
The calculator keeps these separate.
What happens after 55
Your OA savings and contributions may change when you turn 55.
The calculator doesn’t work out your Retirement Account transfers or determine whether you’ve met the Basic or Full Retirement Sum.
When results are uncertain
Sometimes the mortgage balance can be estimated even though the CPF/cash split cannot.
We show what’s uncertain rather than treating an unknown amount as zero.
What isn’t included
The planner doesn’t predict future CPF rules, changing interest rates you haven’t entered, lender penalties or every transaction affecting your loan and CPF accounts.
HPS premiums are included only when you enter them.
Your actual CPF and lender records remain authoritative.
Calculation Details
How mortgage interest is calculated
Each month, the calculator:
- Calculates interest from the opening loan balance and annual rate.
- Adds that interest to the amount owed.
- Deducts the regular instalment, then any included extra repayment.
Monthly interest is rounded to cents, with half a cent rounded up.
The final regular payment is reduced to what’s needed to clear the loan.
This is a monthly planning calculation. Your lender’s actual interest and transaction dates may differ.
How CPF and cash payments are worked out
When CPF use can be established, regular cash is the instalment minus the combined CPF payments.
Each owner’s CPF payment is limited by their entered amount, available OA savings and applicable conditions.
If one owner’s CPF is insufficient, the calculator doesn’t automatically increase the other owner’s payment.
Smaller final payments and shared limits are allocated within the supported rules. An owner’s OA shortfall doesn’t necessarily mean the household must pay that amount in cash.
How OA savings and interest are estimated
The OA estimate uses a fixed annual base interest rate of 2.5%.
Housing payments are deducted before that month’s CPF contributions arrive. New contributions begin earning interest the following month.
Estimated interest is credited annually in January.
Interest earned before your projection begins but not yet credited is excluded because the calculator cannot reconstruct it from your opening balance.
Important: The separate OA savings estimate follows regular housing payments. It doesn’t include optional extra repayments, even when those repayments appear in your loan results.
How extra loan repayments are handled
An entered extra repayment is a planned payment, not proof that your lender has accepted or received it.
The calculator includes it only when its funding and the required acceptance conditions are established.
For HDB loans beginning on or after 1 April 2012, the model checks a minimum partial repayment of S$5,000 and increments of S$1,000. Older or uncertain arrangements may need separate confirmation.
Actual repayment conditions remain subject to HDB or your bank:
How payment changes are applied
Changes take effect from the entered month, before that month’s payment.
Within each list, changes must be entered in date order without repeated months.
Starting in an earlier year doesn’t automatically recreate historical interest rates, CPF rules or transactions.
What-if comparisons are shown only where the underlying results support them. Some totals cannot be compared when funding or repayment outcomes remain uncertain.
How the remaining CPF allowance is used
The amount must represent what’s left for the whole home at the projection’s starting month.
An amount checked before or after that month cannot automatically be used as the opening allowance.
A checkpoint may remain unavailable if the amount, applicable conditions or required OA information is unclear.
If the mortgage is repaid before the allowance is used up, the calculator doesn’t invent an allowance date.
A conditional checkpoint is not confirmation of your official VL, WL or future CPF eligibility.
Other assumptions and limitations
The projection covers up to 40 years, but may stop earlier because of loan maturity, payoff or a repayment arrangement that doesn’t clear the loan.
HPS premiums are deducted before housing payments only when their dates and amounts are entered.
Unentered withdrawals, missed payments, lender fees and penalties aren’t modelled.
The calculator doesn’t calculate Retirement Account transfers, BRS/FRS eligibility or future OA contributions from salary.
